
Formalization of Mortgage Credit
REQUIREMENTS
FOR APPRAISAL AND PRIOR NOTICE
*NAME AND CELL PHONE OF THE PERSON WHO RECEIVES THE EXPERT:
• Copy of property receipts for the current year.
• Copy of current water receipt.
• Copy of the architectural plan with measurements and boundaries.
• Copy of the deed.
• Copy of registration before the public registry of the deed.
• Copy of the official number.
• Copy of identification of the seller(s).
• Copy of the CURP of the seller(s).
• Copy of the seller's tax status (SAT).
• Copy of the seller's account statement.
• Copy of seller's birth certificate.
• Copy of seller's marriage certificate (if married).
*** In the event that there is a debt or trust with a bank, tell the seller to request the instruction to cancel the lien addressed to the notary.
or FINAL DOCUMENTS TO SIGN DEEDS
• Format copy of the seller's general data. (format attached)
• Copy format of the buyer's general data. (format attached)
• Copy instruction from the bank to which it is owed. (in case the home for sale has a lien).
• Copy of proof of non-payment of maintenance fees (only for condominium housing).
• Copy of tax certificate. (I do not owe water and property) DELIVER ORIGINAL TO NOTARY
• Copy of construction license (only for construction credit) or Notice of completion of work (only for new housing). DELIVERY ORIGINAL TO NOTARY
• Copy of survey report. In the case of a condominium regime, it would be certification of the architectural plan.
• Official number. DELIVER ORIGINAL TO NOTARY
• Instruction of the current lien of the house or land.
* Requirements to exempt ISR for sale (selling party)
• Not having used the ISR exemption right in the last 3 years
• Prove that it is your home with any of the following documents:
1.- Electricity bill with your electronic invoice (xml)
2.- Receipt from Telmex of your electronic invoice (xml)
3.- Bank account statement
4.- INE
Note: any of these four documents must match the official number of the property you are selling.
